About Kura Spaces
How it
all works.
Everything you need to know about the service – how we work, what we cost, and what you can expect.
You use our online configurator to design your extension or loft conversion – choosing the project type, size, spec level, colour palette, and any add-ons. We give you a real indicative price, then introduce you to three vetted local builders who quote from your Kura brief. You choose who to go with. The service is completely free for homeowners.
Single storey extensions typically start from £75,000 for a 20sqm project at Essential spec. Two storey extensions start from around £110,000. Loft conversions start from £75,000 for a rooflight conversion. Our configurator gives you a specific indicative price based on your project type, size, and specification – far more accurate than a generic range.
Our prices are built from real South West build cost data updated regularly. They’re genuine indicative prices – not ballparks. That said, every project has site-specific variables that only become clear once a builder has visited your property. Your builder’s quote may vary from the indicative price – but not by as much as you might fear, and you’ll understand why.
Yes – completely free, always. Our builders pay a lead fee when we introduce them to a homeowner. That alignment means our interests are always on your side: we only stay in business if homeowners are happy with the builders we introduce them to.
We review their portfolio of completed projects in detail, speak directly to previous clients (not just collect written testimonials), verify their public liability insurance (minimum £2m), and confirm they have the capacity and experience for your project type and area. We also follow up after every completed project and remove builders who don’t maintain the standard.
Three – no more, no less. We only send each project to three builders, chosen because they’re the right fit for your project type, location, and timeline. You’re not competing with ten companies from a directory.
Yes – that’s the whole point. Because all three builders quote from your Kura brief (the same project type, size, spec level, and add-ons), their quotes are genuinely comparable in a way that’s almost impossible to achieve through the traditional route of asking builders to quote from a vague brief.
Pricing & Process
The details
that matter.
Costs, timelines, planning, and what’s included – answered plainly.
It depends on your project type and property. Most single storey rear extensions fall under Permitted Development – no planning application required. Two storey extensions almost always need full planning permission. Most loft conversions fall under Permitted Development, though mansard and some hip-to-gable conversions require planning. Our planning guide covers this in detail, and your matched builder will advise on your specific situation from the outset.
From submitting your Kura brief to receiving three builder introductions typically takes 24–48 hours. From first meeting with a builder to breaking ground is usually 4–12 weeks depending on planning requirements and builder availability. Build times vary – single storey extensions typically take 12–16 weeks, two storey 16–22 weeks, loft conversions 8–14 weeks.
We currently cover Devon, Cornwall, Somerset, Dorset, Bristol, and Bath. We’re growing our builder panel carefully – we’d rather have excellent coverage in a smaller area than mediocre coverage everywhere. If you’re in the South West but not sure whether we cover your specific location, submit your brief and we’ll confirm.
Tell us. If none of the three feel right – for any reason – let us know and we’ll see what else we can do. The Kura brief is yours to keep and share with anyone. We want you to end up with the right builder, not just a builder.
These are our two specification levels. Essential (Beautifully Made) is clean, considered, and well-finished – everything your space needs to look and feel like a proper part of your home. Signature (Exceptionally Finished) is elevated materials and details throughout – slimline aluminium windows, solid oak doors, plaster-in lighting. Both are genuinely good. The difference is in the details you live with every day.
Our indicative prices include all structural work, foundations, insulation, roofing, glazing, plastering, first and second fix electrics and plumbing, and decoration to a bare finish. Kitchen fit-outs, bathroom fit-outs, and optional add-ons are priced separately. VAT at 20% is not included in our indicative prices.
Yes. The Kura brief is yours. If you already have a builder in mind and want to use the configurator to specify your project properly, you’re welcome to share the brief with them. We just won’t introduce any builders in that case.
