About These Terms
These terms govern your use of kuraspaces.com and the Kura Spaces introduction service. By using our website or submitting a project brief, you agree to these terms in full. Kura Spaces Ltd is registered in England and Wales (Company No. 17239486).
Nature of Our Service – Introduction Only
Kura Spaces Ltd operates solely as an introduction and lead generation service. We are not a building company, contractor, agent, or representative of any builder. We do not manage, oversee, or participate in any building works. We introduce homeowners to independent third-party builders and our role ends at the point of introduction.
Any contract for building works is entered into solely between the homeowner and the builder. Kura Spaces Ltd is not a party to that contract and has no obligations or liabilities under it.
We Are Not Responsible for Builder Performance
Kura Spaces Ltd accepts no responsibility whatsoever for:
- The quality, standard, or fitness for purpose of any building work carried out by any builder introduced through our service
- Any delays, cost overruns, defects, or failures in building works
- Any loss, damage, injury, or expense of any kind arising from building works or the actions of any builder
- Whether a builder holds valid insurance at the time of carrying out works – you must verify this independently before signing any contract
- Whether a builder is solvent, registered, or appropriately qualified at the time of engagement
- Any disputes between you and a builder, including non-completion, poor workmanship, or financial loss
- Any planning, building regulations, or legal compliance issues relating to works carried out by a builder
Your Responsibility to Conduct Due Diligence
You are solely responsible for satisfying yourself as to the suitability of any builder before entering into a contract with them. Our vetting process is a reasonable check carried out at a point in time – it is not a guarantee of quality, competence, or reliability, and circumstances may have changed since a builder joined our panel.
Before entering into any contract with a builder introduced by Kura Spaces, you must independently:
- Verify the builder’s current public liability insurance and request a copy of their certificate
- Check the builder’s Companies House registration and financial standing
- Take up your own references from recent previous clients
- Review any contract carefully and consider taking independent legal advice before signing
- Ensure the builder obtains all necessary planning permissions and building regulations approvals
- Consider whether staged payments, a retention, or a formal JCT contract is appropriate for your project
Indicative Pricing – Not a Quote
Prices shown in our configurator are indicative only, based on regional build data. They are not quotes, offers, or guarantees of any kind. Actual costs will vary significantly based on site-specific conditions, access, ground conditions, structural requirements, specification choices, and market rates at the time of build. Kura Spaces Ltd accepts no liability for any reliance placed on indicative prices shown on this website.
Builder Vetting – Reasonable Steps Only
We carry out reasonable steps to assess builders before adding them to our panel. However:
- Our vetting is not exhaustive and does not constitute a professional assessment or endorsement
- We cannot verify builder competence for every project type, site, or set of conditions
- A builder’s insurance status, financial position, or standards may change after joining our panel
- Inclusion on our panel is not a guarantee of quality, reliability, or solvency
- We are not regulated by any professional body and our vetting process does not carry any professional or statutory accreditation
Limitation of Liability
To the fullest extent permitted by applicable law, Kura Spaces Ltd excludes all liability for any loss or damage of any kind arising from:
- Your use of or reliance on our website, configurator, or indicative prices
- Any introduction made through our service
- Any building works carried out by any builder introduced through our service
- Any act or omission of any builder introduced through our service
- Any contract entered into between you and a builder
Where liability cannot be excluded by law, our total aggregate liability to you shall not exceed £100 (one hundred pounds).
Nothing in these terms excludes liability for death or personal injury caused by our own negligence, or for fraud or fraudulent misrepresentation.
No Employment or Agency Relationship
Builders introduced through Kura Spaces are independent businesses. They are not employees, agents, or representatives of Kura Spaces Ltd. We have no control over how they carry out their work and we are not vicariously liable for their acts or omissions.

All content on kuraspaces.com including text, design, images, and the configurator is the property of Kura Spaces Ltd and may not be reproduced without permission.
